Should I list now?

In the month of December 2021, a total of 6 new homes had been listed in the New Prague Market.  Look at the same date on the median sales price chart.  The fourth highest median price of the entire 2021 year was in December, barely behind 2nd and 3rd.  (One point represents one month.)

As of today, the last two residential single family homes listed in New Prague, flew off the market in 2 days!  Town homes are staying on a titch longer, but not by much. 

Homes that are being sold off market, their data isn't entered in these types of charts, because they never even had a listing...

In these scenarios, Realtors talk to each other off market and get a buyer for the seller without having to put it on the market. It's easier for the seller because they don't have to put up with showings, especially if they have reasons that make showings difficult. (Running a day care from home, lots of little kids home during the day, an elderly family member living with them, etc.)

The buyer still makes a strong offer because they don't want to lose out on the house and they know they don't have much competition at this point. 

While the seller could make a little more money putting it on the market and having bidding wars, they would have to decide if the difference was worth it to them.  That is totally up to the seller.
